What we are
What Imperium Real Estate does
Imperium is a marketplace and a working platform at the same time. On the public side it is where buyers, tenants and investors search listings, read about the districts, compare scenarios and contact whoever is offering a property. Behind it sits the software that owners, agencies and developers use to publish those properties and manage what follows: enquiries, viewings, availability and reporting.
Keeping both sides in one system is deliberate. When the availability of a unit, the status of a listing and the answer to an enquiry all come from the same records, the public pages stay closer to reality than a feed assembled from exports.
The city
Why Sofia
Sofia is compact enough to understand in detail and varied enough that the detail matters. Within a short distance the city moves from a dense central grid to planned residential districts, to newer complexes on former industrial and agricultural plots, to low-rise streets on the slopes below Vitosha. Each of those environments implies a different kind of home, a different journey to work and a different relationship with green space.
That is why the neighbourhood guides are written to a single structure: not to rank areas, but to let someone weigh two of them against each other honestly. It is also why we would rather publish nothing about a district than publish something we cannot stand behind.

Listings pass a review step before publication, and indicators are calculated from verified listings rather than from estimates or third-party assumptions.

Sofia is covered neighbourhood by neighbourhood, written from how the city actually works rather than from a template applied to any capital city.
Useful tools
Calculators and comparisons are there to test your own assumptions. They are scenarios, clearly labelled as such, not valuations or advice.
Direct communication
Enquiries and viewing requests go to the party responsible for the property, with the history kept in one thread.
One consequence is visible everywhere on the site: where there is not yet enough verified data to calculate an indicator, the platform says so instead of showing a number. Asking prices from current listings are never presented as completed transaction prices, and no figure on the public site is invented to fill a gap.
