1. Who operates this platform
Imperium Real Estate is a property platform for Sofia. The operating entity and its registered details have to be stated here before these terms can take effect.

2. Eligibility and accounts
An account is personal. You are responsible for keeping your sign-in details confidential and for activity carried out under your account. Details must be accurate and kept up to date. Business accounts are used on behalf of the organisation they belong to, and members of that organisation can see the listings, projects and leads that belong to it.
Needs legal approval: minimum age, capacity to contract, and the conditions under which an account may be refused.
3. Listings and the parties responsible for them
Listings are supplied by owners, agencies, agents and developers. The party that publishes a listing is responsible for its content, including descriptions, photographs, prices, availability and any legal or technical information about the property. The same applies to developments, buildings, unit types and unit availability.
Listings pass a review step before publication and may be edited, unpublished or rejected where they are incomplete, misleading, duplicated or in breach of these terms. Review is not a verification of ownership, title, permits, measurements or the accuracy of any figure.
Indicators shown on the platform are calculated from listings actually published here and describe this platform only. They are not valuations, market surveys or advice.
Needs legal approval: the exact allocation of responsibility between the platform and listing parties, and any statutory duties that apply to property advertising in the relevant jurisdiction.
4. Enquiries, viewings, saved items and alerts
An enquiry or viewing request is sent to the party responsible for the listing, together with the contact details you provide. Whether a viewing takes place, and on what terms, is agreed between you and that party. Imperium does not act as a party to that agreement unless it is separately stated that it does.
Saved properties and developments are stored against your account. Alerts are sent only where you explicitly asked for them and can be paused or removed at any time from your account or through the email preferences page.
5. Your content
You keep the rights to the text, photographs and documents you upload. By uploading them you confirm that you are entitled to use them and you grant Imperium the permission needed to host and display them on the platform for the purpose of presenting your listing or project.
The platform itself — its design, structure, editorial content and neighbourhood material — belongs to Imperium and may not be copied, scraped or reused without permission.
Needs legal approval: the licence wording, its duration after a listing is removed, and the takedown procedure for third-party rights complaints.
6. Acceptable use
Do not post false, misleading or duplicated listings, advertise property you are not entitled to advertise, collect other users' personal data, send unsolicited commercial messages through the platform, attempt to bypass access controls, or scrape the platform by automated means.
Where these terms are breached, access to a listing, a project or an account can be limited, suspended or ended. You can close your account by contacting us.

7. Third-party services
The platform relies on external services for hosting, authentication, email delivery and map tiles. Links to external websites are provided for convenience and their content is not under our control.
8. Availability and changes to the service
Features may change, and parts of the platform can be unavailable for maintenance or for reasons outside our control. Where a change materially affects how you use the platform, we will communicate it through the platform or by email.
9. Liability, warranties and disclaimers
This section cannot be drafted without legal input and nothing has been assumed. No limitation of liability, exclusion of warranty or indemnity is stated on this page yet.
