Buying in Sofia usually starts with two decisions that shape everything else: which part of the city suits your daily routine, and what kind of building you want to live in or hold. The city changes considerably over short distances — a central grid of period apartment buildings, planned residential districts with open space between the blocks, low-rise areas on the southern slopes, and newer complexes built on former plots in between.
Search results can be narrowed by deal type, property category, price, bedrooms and floor area, and viewed as a list, on a map, or side by side. Where a listing carries coordinates, the map view is often the fastest way to understand whether an address is on a busy boulevard or a quiet internal street.
Every listing is published by the owner, agency or developer responsible for it and passes through a review step before it appears publicly. Enquiries and viewing requests go to that same party, so questions about documents, availability or condition are answered by someone with direct knowledge of the property.

New build or resale property
New-build units are presented through their development: the project, its buildings, the unit types within them and the availability of each unit, together with floor plans, construction status and expected completion where the developer has supplied them. Buying at an early stage usually means choosing from a plan rather than a finished interior, and payment and delivery arrangements are set by the developer.
Resale property is the opposite trade-off: you see the actual apartment, the building as it is maintained today and the immediate neighbours, and you take on whatever condition comes with it. Both routes exist across most parts of the city, and many buyers look at them in parallel.
