Commercial real estate

Commercial property in Sofia

Premises for business use across the city — offices, retail, hospitality, storage and mixed-use space — searchable for purchase or lease with the details recorded on each listing.

What is covered

Types of commercial space

Commercial requirements are rarely interchangeable. An office occupier is weighing floor plate, metro access and parking; a retailer is weighing frontage, footfall and the surrounding mix; a hospitality operator is weighing layout, servicing and the character of the street; storage and light industrial users are weighing access for vehicles and clear height.

The platform supports all of these as listing categories, and each listing carries the structured fields its owner or agency recorded — area, floor, location, price or rent, parking where applicable — rather than a fixed template applied to every unit. Whether a particular category has stock available at any moment depends entirely on what has been published.

Where a commercial unit forms part of a larger scheme, the development page provides the wider context: the buildings, the unit mix and the current state of construction as supplied by the developer.

Search

Narrowing a commercial search

Start with the deal type and the category, then bring in floor area and location. Area and price filters apply to commercial results in the same way as to residential ones, and the map view is particularly useful when a specific corridor, business district or catchment matters more than the building itself.

Anything that is not shown on a listing — permitted use, utility capacity, existing lease terms, condition of technical installations — should be asked about directly in the enquiry. The party handling the listing answers it.

Due diligence

Checks worth making early

Commercial transactions turn on details that are not visible in photographs: what the premises may legally be used for, what the building owners' association permits, what technical capacity exists for ventilation, power or water, and what obligations come with any lease already in place.

Verify before committing

Confirm permitted use, technical condition, documentation and any existing tenancy with the relevant authorities and your own legal and technical advisers. Nothing on this page is legal, tax or investment advice.
