Yavorov is a compact neighbourhood on the eastern side of central Sofia, built mainly as apartment buildings along a clear street pattern. The scale is moderate and consistent: mid-rise blocks, ground-floor shops on the busier streets and calmer residential stretches behind them.
Its best known reference point is Borisova Garden, the large park bordering this part of the city. Official park information notes that around and beyond Peyo Yavorov Boulevard the park moves into its more forested section, and it is worth being precise about this: the park adjoins the neighbourhood rather than lying inside it, so how directly a property relates to it depends on the street.
Housing is dominated by apartments from several construction periods, with renovated units and a limited number of newer residential projects. Layouts, ceiling heights, insulation and common-area maintenance differ noticeably between buildings, which is usually the decisive factor when comparing similar properties.
The neighbourhood keeps its own identity between the surrounding areas: it borders the central district and the Doctor's Garden neighbourhood to the west and the Izgrev side of eastern Sofia, but it is not part of them. For residents, the practical mix is a central position, tram and bus connections along the boulevards and a large park at the edge of the neighbourhood.
